Flooring details in a construction set — material transitions between rooms, herringbone or mixed-width layouts, thresholds between hardwood and tile — are easy to draw and hard to install well. We work from your drawings and specs, not just a verbal description of "wood floor, kitchen area."

We'll flag constructability issues in subfloor height, transition thickness, or moisture conditions during the review phase, before they surface as an RFI mid-construction.

What Architects Actually Need From a Flooring Sub

The published numbers behind a floor that passes: tolerances, test methods, and service conditions — with the standard each one comes from.

Change in level: the numbers that govern every transition

The 2010 ADA Standards, Section 303, set the limits a floor transition has to live inside. Changes in level up to ¼ inch may be vertical. Between ¼ inch and ½ inch they must be beveled at a slope no steeper than 1:2. Anything greater than ½ inch has to be ramped and comply with Section 405 or 406. Those three numbers decide whether a material change at a doorway is a reducer, a bevel, or a redesign — and they are far easier to resolve on the drawing than in the field.

Flatness belongs in the spec, with its method

Flatness tolerance is method-dependent, so a specification that states one without the other is ambiguous. Mechanical fasteners 1½ inches and longer: 3/16 inch in 6 feet or ¼ inch in 10 feet. Glue-down, floating, or shorter fasteners: 1/8 inch in 6 feet or 3/16 inch in 10 feet. NWFA also notes the distinction worth writing in: the floor does not need to be level in most situations, but it does need to be flat.

Name the right test for the right substrate

ASTM F2170 (in-situ relative humidity) is the recognised method and applies to lightweight concrete; ASTM F710 governs the surface contaminants that defeat adhesive bond. ASTM has specifically disallowed ASTM F1869 for lightweight concrete, so specifying calcium-chloride testing alone can leave a project without an enforceable moisture criterion. Electronic surface meters per ASTM F2659 are useful for screening but are explicitly not a go/no-go determination.

Service conditions are part of the design

NWFA defines appropriate conditions for solid wood flooring as an interior environment held between 30% and 50% relative humidity and 60–80°F, and the guidelines state the HVAC should not be shut down for prolonged periods. Over radiant, the finished wood surface must never exceed 80°F unless the flooring manufacturer specifies otherwise, and setback thermostats that swing a room more than 5°F a day should not be used. In a building that will sit unconditioned between phases, those constraints belong in the drawings, not in a closeout conversation.

What are the ADA limits on a floor transition?

Section 303 of the 2010 ADA Standards sets three thresholds. A change in level of ¼ inch or less may be vertical. A change between ¼ inch and ½ inch must be beveled at a slope no steeper than 1:2. Anything above ½ inch must be ramped and comply with Section 405 or 406. In practice this is what decides whether two adjacent materials can meet flush, need a reducer, or need their build-ups reconciled — which is a drawing-stage decision, not a field one.

What flatness tolerance should the specification carry?

Whichever one matches the attachment method, and the specification should state both. NWFA calls for 3/16 inch in 6 feet or ¼ inch in 10 feet where mechanical fasteners of 1½ inches or longer are used, and 1/8 inch in 6 feet or 3/16 inch in 10 feet for glue-down, floating, or shorter fasteners. It is also worth writing in the distinction NWFA draws explicitly: the floor does not need to be level, it needs to be flat.

Which moisture test should I name for a concrete slab?

Can wood flooring go over radiant heat?

Yes, and the constraints are specific enough to design around. The finished wood surface must never exceed 80°F unless the flooring manufacturer specifies otherwise; ASHRAE puts the comfortable range for a heated floor surface at 70–80°F; and NWFA states that setback or programmable thermostats varying a room by more than 5°F per day should not be used over a wood floor. Those limits affect the heat-loss calculation and the floor build-up, so they are worth resolving with the mechanical engineer before the assembly is fixed.
