Almost every flooring project goes wrong in the same place: the decision gets made on looks, and then the room, the subfloor, or the household turns out to disagree. A floor that photographs beautifully in a showroom can be the wrong answer for a slab-on-grade kitchen, a rental turn, or a house with two dogs — and the mismatch usually does not show up for a year or two.

These guides are organized around the questions in the order they actually matter, rather than by material. Work through them and the shortlist narrows itself, usually to two or three genuine candidates, before anyone has looked at a sample.

First: what is under the floor

This is the constraint that rules options out, so it belongs at the front. A concrete slab and a wood subfloor over a crawlspace are different problems with different answers. Solid hardwood is milled from a single piece of wood and moves with moisture for its entire service life, which is why it is not recommended below grade or over a slab without the right conditions. Engineered hardwood, luxury vinyl, and tile all handle a slab comfortably.

On concrete, the slab gets moisture-tested with an in-situ relative-humidity probe (ASTM F2170) before anything goes down. Excess slab moisture is one of the leading causes of adhesive failure and cupping, and it is completely invisible until the floor has already been damaged. If a contractor skips this step on a slab, that is worth asking about.

The subfloor also decides how much the job costs. Flatness, soundness, and moisture all have to be right before the first plank, and correcting them is not optional work. An uneven or bouncy subfloor telegraphs through vinyl, cracks tile, and makes wood squeak. Most flooring failures are subfloor failures wearing a floor's clothes.

Second: how much water the room sees

Full bathrooms and laundry rooms rule out wood, laminate, and carpet outright. That is not a preference — carpet is the least water-tolerant flooring made, and even water-resistant laminate cores are not waterproof the way an SPC or WPC vinyl core is; standing water swells them at the seams.

Kitchens and basements are the interesting middle ground. Engineered hardwood is a strong fit for both. Laminate generally is not. Luxury vinyl plank handles either without hesitation, which is why it dominates kitchens, mudrooms, and rental properties.

Tile works anywhere water does, with one caveat that gets skipped often enough to be worth stating plainly: a shower or tub deck needs a real waterproofing membrane behind it. Tile and grout are not waterproofing on their own, and grout itself is not maintenance-free — cementitious grout wants sealing and periodic resealing.

Third: whether it gets restored or replaced

This is the difference that shows up in year fifteen rather than year one, and it is the one buyers most often miss. Solid hardwood can typically be sanded and refinished several times over decades, so a tired floor is restored rather than torn out. That single property is most of the argument for its cost.

Engineered hardwood depends entirely on wear-layer thickness. Some products can be sanded once or twice; others are built to be replaced when worn. It is a fair question to ask about any specific product before buying it, and an honest installer will tell you which one you are looking at.

Luxury vinyl, laminate, and sheet vinyl cannot be refinished at all — laminate in particular is a printed image layer under a clear wear layer, not wood, so damaged planks are replaced rather than repaired. Tile and stone are not refinished either, but they last more or less indefinitely; their maintenance is sealing rather than sanding, and natural stone needs it before grout and periodically afterward.

Fourth: what the household actually does to a floor

Traffic, pets, and sunlight wear floors in different ways, and the right answer changes accordingly. Dogs are hard on soft finishes and softer species; among woods, hickory is the hardest common domestic species and a character grade hides marks far better than a clean, uniform one. Luxury vinyl is the usual recommendation where accidents are likely, because it is waterproof at the plank and individual planks can be swapped.

Sunlight is the wear factor people plan for least. UV changes the color of nearly every floor over time, unevenly where rugs and furniture shade it, and no finish prevents this entirely.

What changes the answer in Northern California

Regional conditions are not a marketing angle here; they change which materials are sensible. Much of the Sacramento Valley's newer housing stock is built on slab-on-grade, which is the single biggest constraint on solid hardwood and the reason engineered wood, luxury vinyl, and tile carry so much of the work in valley homes. Older neighborhoods and the foothills have far more raised foundations over crawlspaces, where solid hardwood is straightforward and moisture arrives from below rather than through the slab.

The valley's seasonal humidity swing — long, dry, hot summers against a wet winter — is what a wood floor has to absorb, and it is why acclimation is not a scheduling formality in this climate. At altitude the pattern inverts in ways that catch people out: interior heating-season dryness in a Tahoe or Truckee home is a mechanism worth designing around, and engineered construction is usually the honest recommendation for a mountain home that sits empty and unconditioned between visits.

Wildfire-area homes, older Gold Country housing stock, and expansive clay soils each shift the answer again. This is the part a national buying guide cannot tell you, and it is why the city and area pages on this site go into local housing eras, soils, and permit authorities rather than repeating generic advice.

What a real estimate involves

A flooring estimate that is worth anything is measured on site. We walk every room, measure, and look at what is under and around the existing floor — subfloor type, transitions, doorways, and any trouble spots — before quoting. A number given sight-unseen is priced on a guess about the part nobody has looked at yet, which is why it so rarely survives contact with the subfloor.

The written estimate should be legible: what material, what method, what happens to the old floor, what the subfloor work is, and what the transitions and trim will be. If a line is unclear, that is a fair thing to ask about before signing rather than after.

Expect the timeline to include acclimation for wood and many resilient products — material sitting in your home reaching the moisture content it will live at. It reads like a delay on a schedule and it is insurance against cupping, gapping, and buckling later.

Last: the look

Once the first four questions have been answered, the shortlist is usually short, and choosing within it is genuinely a matter of taste — species, plank width, sheen, and pattern. This is the right point to live with samples in your own light for a few days, because color and sheen read completely differently at home than under showroom lighting.

None of this replaces looking at the actual rooms. Grade, subfloor condition, existing transitions, and how a space is really used change the answer often enough that we measure in person before quoting.
