Hardwood Floors
Keep grit and standing water off hardwood: dust-mop, damp-clean with a finish-safe cleaner, hold 30–50% humidity, and recoat before wear. No vinegar, no steam.

LVP is waterproof, but its thin wear layer still scratches and stains. Sweep grit, damp-mop with a pH-neutral cleaner, skip abrasives, and felt every chair leg.

Does every floor need a different cleaning routine?
Yes, and using one routine everywhere is a common cause of avoidable damage. The three variables that matter are how the surface tolerates water, whether it can be refinished or only replaced, and which cleaners its finish will accept. The clearest example is steam: it causes irreversible damage to wood floors, because vapour penetrates the fibre and cannot be undone by recoating, while being unremarkable on some other surfaces. What damages floors the most?
Grit, water and ultraviolet light, roughly in that order. Grit tracked in from outdoors acts like sandpaper underfoot and does most of the damage to a finish. Standing water attacks seams, cores and adhesive bonds. UV changes colour unevenly wherever a rug or a piece of furniture masks part of the floor. Nearly every worthwhile maintenance habit is an attack on one of those three, and walk-off matting at entries is the highest-value one.
How do I know when a floor needs recoating rather than refinishing?
Recoating works while the finish is worn but has not worn through to the wood. Once the wear reaches bare wood — usually visible first in traffic lanes and at pivot points — the job becomes a full sand rather than a screen and coat, which costs considerably more and consumes some of the floor's remaining thickness. That is why the useful signal is finish condition rather than elapsed time, and why waiting for visible damage turns maintenance into restoration.
What humidity should I keep the house at?
The wood-flooring industry's service range is 30 to 50 percent relative humidity at 60 to 80°F, held year-round, and the guidelines specifically advise against shutting down the HVAC for prolonged periods. In much of inland Northern California and at Sierra elevations, winter heating pulls indoor humidity well under the bottom of that band unless the house is humidified — which is the mechanism behind most seasonal gapping.
