Slab standards to name in the scope

On slab-on-grade, two ASTM methods carry the weight. ASTM F2170 measures relative humidity in situ and is the recognised method for lightweight concrete; ASTM F710 covers the contaminants that stop an adhesive bonding — sealers, curing compounds, waxes, oils, paint, dust and drywall compound. NWFA notes that ASTM has specifically disallowed ASTM F1869, the calcium-chloride test, for lightweight concrete, so a scope that names F1869 alone can be unenforceable on the slab you actually poured.

One flatness number per attachment method

Spec the attachment method and the tolerance together. Mechanical fasteners of 1½ inches and longer: flat to within 3/16 inch in 6 feet or ¼ inch in 10 feet. Glue-down, floating, or shorter fasteners: 1/8 inch in 6 feet or 3/16 inch in 10 feet. Repeating one tolerance across a run of lots with mixed slab and framed decks is how quality drifts between lot 3 and lot 30.

The quick slab test that costs nothing

Before anyone prices preparation, NWFA offers two field checks. Drag a nail forcefully across the surface: if it leaves an indentation, the slab will need a sealer or densifier compatible with the adhesive. Then place a drop of water on the concrete — if it is not absorbed, a sealer, wax or curing compound is still present and will have to come off. Both take a minute and can change a bid.

Plank width is a warranty decision, not just a look

Wide plank moves more, in a straight line with width. Using the Forest Products Laboratory's coefficient for American white oak, a two-point drop in moisture content narrows a plainsawn board about 0.017 inch at 2¼ inches, 0.038 inch at 5 inches and 0.056 inch at 7½ inches. Specifying 7-inch plainsawn solid oak for a production run in an inland-valley climate is a different risk profile from specifying engineered rift-and-quartered, and it is worth deciding that deliberately at the SKU stage.

What should a flooring scope of work actually specify?

At minimum: the attachment method, the flatness tolerance that goes with it, the moisture-test method appropriate to the substrate, and the acclimation conditions. Naming the attachment method matters because the tolerance changes with it — 3/16 inch in 6 feet for fasteners 1½ inches and longer, 1/8 inch in 6 feet for glue-down, floating and shorter fasteners. Naming the test method matters because ASTM has disallowed the calcium-chloride test (F1869) for lightweight concrete, so a scope that relies on it alone may not apply to your slab.

How do I keep flooring consistent across a multi-lot build?

Fix the variables that drift: one attachment method per deck type with its matching tolerance written down, one acclimation protocol, and the same racking and layout convention on every lot. Most quality drift between early and late lots comes from the substrate rather than the flooring — a slab lot and a framed-deck lot need different preparation and different tolerances, and treating them as one line item is what produces two different floors.

Should I spec solid or engineered for a production run?

Engineered, in most inland Northern California and foothill work, and the reason is dimensional rather than economic. A cross-laminated core restrains the wear layer from shrinking across its width, which is the direction that fails when a house is heated hard through a dry winter. Solid is entirely viable in a tightly conditioned house with narrower boards; the risk rises with plank width, with plainsawn material, and with houses that sit empty or unconditioned between completion and sale.

Can you work from our finish schedule and selected SKUs?

Yes — we order to match the SKUs on your schedule and install to the drawings rather than substituting for convenience. Where a selected product conflicts with the substrate or the climate the house will actually live in, we raise it before material is ordered rather than after it is on site, because that is the point at which changing it is still cheap.
