A beautiful spec can fall apart in the install — the wrong racking pattern, a sloppy transition where two materials meet, grout lines that don't line up with a tile layout you agonized over. We read a finish plan closely and execute it the way it was drawn, not the way it's easiest to install.

We're glad to walk a space with you before material orders are finalized, flag subfloor conditions that could affect the finished look, and coordinate directly with you or your client on site during install.

Where two materials meet, the numbers are fixed

Transitions look like a detailing choice and are partly a code one. Under Section 303 of the 2010 ADA Standards a change in level of ¼ inch or less may be left vertical, ¼ to ½ inch must be beveled at no steeper than 1:2, and anything over ½ inch has to be ramped. The practical consequence for a finish plan is that tile and wood build-ups need reconciling early — a beautiful flush transition is a thickness decision made before either material is ordered.

The cut changes the floor as much as the species

Rift and quartersawn boards present the radial face across their width, and for American white oak the Forest Products Laboratory publishes a radial coefficient of 0.00194 against a tangential coefficient of 0.00376 — so a plainsawn board moves about twice as much seasonally as the same board rift or quartersawn. It also reads completely differently: straight, calm grain instead of cathedral figure. Specifying the cut, not just the species, is what makes a wide-plank floor look and behave the way it did in the sample.

Wide plank has a seasonal cost, and it is calculable

A two-point drop in moisture content narrows a plainsawn white oak board about 0.024 inch at 3¼ inches, 0.038 inch at 5 inches and 0.056 inch at 7½ inches. That is the gap that shows at the end of a dry winter. It does not mean avoiding wide plank — it means paying for it with engineered construction and a rift or quartersawn face rather than discovering it after the client has lived through one heating season.

The conditions that keep a finish looking specified

NWFA defines normal service conditions as 30–50% relative humidity and 60–80°F held year-round, and advises against shutting down the HVAC for prolonged periods. It also says plainly not to use steam cleaners on wood floors — water in vapour form penetrates the fibre and causes irreversible damage to both wood and finish. Those two lines belong in a client handover packet more than in a specification.

How do I get a flush transition between wood and tile?

By reconciling the build-ups before either material is ordered, because once thicknesses are fixed the transition is whatever the difference happens to be. The governing limits come from Section 303 of the 2010 ADA Standards: up to ¼ inch may be vertical, ¼ to ½ inch must be beveled at no steeper than 1:2, and over ½ inch has to be ramped. Underlayment, mortar bed and plank thickness are all levers, and they are cheap to adjust on paper and expensive to adjust on site.

Should I specify rift and quartersawn, or is plainsawn fine?

Specify the cut whenever the grain character matters or the plank is wide. Rift and quartersawn oak reads as straight, calm, linear grain with no cathedral figure, and it is also about twice as stable across the width — the Forest Products Laboratory gives American white oak a radial coefficient of 0.00194 against 0.00376 tangential. Plainsawn is entirely appropriate for narrower boards in a well-conditioned house, and it is the more affordable and more figured choice.

Will a wide-plank floor gap?

It will move seasonally, and how much is predictable from the plank width. A two-point moisture-content drop narrows a plainsawn white oak board roughly 0.024 inch at 3¼ inches, 0.038 inch at 5 inches, and 0.056 inch at 7½ inches. Engineered construction and a rift or quartersawn face each cut that substantially, and controlled indoor humidity cuts it further. Wide plank is achievable — it just has to be bought as a system rather than as a width.

Will you install the pattern exactly as drawn?

Yes — we work from the finish plan rather than from what is quickest to lay, including racking direction, pattern layout, and where the field is set out from. Where a drawn layout will collide with the room's geometry or a substrate condition, we raise it and propose the alternative before material is cut, so the decision stays yours rather than becoming an installer's improvisation.
