What holding humidity actually costs you

NWFA's maintenance guidance is to keep indoor relative humidity between 30% and 50% and temperature between 60°F and 80°F year-round, and explicitly not to shut down the HVAC system for prolonged periods. On a vacant unit between tenants that is a real decision with a real cost, and the alternative cost is a floor that gaps over a dry winter and gets charged to a turnover budget instead of a utility budget.

Patching into an existing wood floor has a tolerance

When new wood flooring goes in alongside an existing floor, NWFA calls for the two to be within 2% moisture content of each other for plank 3 inches and wider, and within 4% for strip under 3 inches. It also calls for a new nail-down or glue-down floor to run perpendicular or diagonal to the existing one. That is the difference between a repair that disappears and one that telegraphs across the room in six months.

Never let a crew steam-clean a wood floor

The guidelines are unambiguous: do not use steam cleaners on wood floors, because water in vapour form penetrates the wood fibre and causes irreversible damage to the flooring and the finish. This is worth putting in writing to turnover and janitorial vendors, because a steam mop is standard equipment for most cleaning crews and the damage is not reversible with a recoat.

Moisture testing before, not after

For wood subfloors NWFA calls for readings at a minimum of 20 test locations for the first 1,000 square feet plus 4 more per additional 100 square feet, averaged, with at least three per room and attention to exterior walls and plumbing. On a unit with any history of a plumbing leak or a slab-edge issue, that documented average is what tells you whether you are replacing a floor or replacing it twice.

Should I leave the HVAC running in a vacant unit?

Yes, if the unit has wood flooring. NWFA's guidance is to hold 30–50% relative humidity and 60–80°F year-round and specifically not to shut the HVAC down for prolonged periods. A vacant unit with the heat off through a dry winter, or shut up through a humid summer, is the classic way a floor that was fine at move-out has gapped or cupped by the next showing — and that repair lands on a turnover budget that is far less forgiving than the utility line.

Can you patch a damaged section instead of replacing the whole floor?

Often, and the constraint is moisture rather than matching. NWFA calls for new and existing wood flooring to be within 2% moisture content of each other for plank 3 inches and wider, and within 4% for strip narrower than 3 inches. Get that wrong and the patch telegraphs within a season. Colour and sheen matching is a separate problem — an existing floor has aged under light, so a perfect species-and-grade match on day one will still read differently until it catches up.

What flooring holds up best in a rental turnover cycle?

It depends on which failure you are actually paying for. Luxury vinyl plank tolerates water and abuse and is replaced rather than refinished; hardwood costs more up front but can be screened and recoated repeatedly, which is often cheaper across a long hold than replacing LVP every few tenancies. The decision usually comes down to expected hold period, unit positioning, and whether you have moisture exposure that would defeat wood regardless.
