Cameron Park Conditions That Affect Luxury Vinyl Plank

Cameron Park sits at about 1,198 feet in El Dorado County. Cameron Park is a lower-foothill community at about 1,198 feet with a hot-dry-summer Mediterranean climate. There is no long-term weather station in the community; the nearest is Placerville, a few miles east and higher, so Cameron Park runs somewhat drier and warmer than that gauge. What a wood floor responds to is the swing between rainless summers and a wet winter, managed by acclimating the material to the home's conditioned interior.

Winters are mild and wet, with light overnight freezes and only rare snow — a light dusting every few years that does not persist at this lower-foothill elevation. Annual rainfall is likely in the low 30-inch range, more than the valley but less than the higher Gold Country towns, concentrated November through March. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Cameron Park's post-1970 tract housing is predominantly slab-on-grade, with raised and stepped foundations on the sloped foothill lots. Because roughly 93% of the stock postdates 1970, subfloors and slabs are generally in their first service life, and the NAHB Census Survey of Construction figure of 89.9% slab for new Pacific-division homes describes exactly this kind of building. The ground is western El Dorado foothill terrain — metamorphic and granitic bedrock with weathered decomposed-granite and metamorphic residual soils that are generally low-to-moderate in shrink-swell, coarse and well drained on the ridges, with higher-expansion clay and serpentine pockets in places. So the flooring variables here are slab moisture on the newer pads, drainage and cut-and-fill flatness on the sloped lots, and — in the airpark homes — hangar-to-living-space transitions, rather than the century-old subfloor issues of the Gold Rush towns. Foundation and pad conditions are confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.

That includes the unusual Cameron Airpark Estates, a fly-in community where homes have aircraft hangars and back onto the airport's taxiways. Cameron Park's 1980s, 1990s, and 2000s homes are where LVP most often replaces carpet or sheet vinyl, and the subfloor under both is frequently uneven in ways nobody has seen for decades. The prep — not the plank — is the majority of the work in those houses, and it is the part that gets skipped by whoever installed the floor you're now replacing.
