Folsom Conditions That Affect Laminate Flooring

At the nearest long-term station, Sacramento, the July normal daily high is 93.8°F, and relative humidity in the NWS Sacramento record averages about 78% at 4 AM against 30% at 4 PM in July; as a slightly higher, foothill-edge city Folsom typically runs marginally warmer afternoons. That wide daily humidity swing is what a wood floor has to absorb here.

Winters are mild and wet rather than snowy. Sacramento's annual precipitation normal is 19.87 inches, more than half of it in the November-through-February rainy season, and Folsom's foothill-edge position brings marginally more. Freezes are light and brief, dense radiational 'tule' fog is the main winter feature, and NWS Sacramento reports snow so rare its occurrence 'may be disregarded as a climatic feature.' In winter the floor contracts, and gaps at the joints are the visible sign that it was installed without enough room to move in the first place.

Subfloor Prep

Folsom's 1980s-and-newer subdivisions — roughly 85% of the stock — are predominantly slab-on-grade; NAHB's tabulation of the Census Survey of Construction found 89.9% of new single-family homes in the Pacific division were built on slab in 2024. What sets Folsom apart from the valley-floor cities is the ground: it sits on granitic, coarse-textured terrain near the American River, and the USDA Andregg Official Series Description maps the dominant upland soil as a well-drained coarse sandy loam weathered from granodiorite — low in shrink-swell, unlike the expansive clays under Sacramento and Roseville. That means less seasonal clay heave under a slab here, though granitic sub-bases and cut-and-fill on Folsom's rolling terrain still make slab flatness and in-situ moisture testing (ASTM F2170) worth confirming before a rigid floor. The 1850s Historic Folsom core is the most likely place to find older raised/perimeter foundations. Foundation type is confirmed on site.

Laminate over concrete lives or dies on the underlayment. The core of a laminate plank is fiberboard: the wear layer sheds spills, but the core swells irreversibly if it takes on moisture from below. Over slab that means a vapor retarder is not optional, and it means testing the concrete rather than assuming a newer slab is dry. Flatness matters as much as it does for vinyl — laminate's click joints fail the same way over a dip.

Over a crawlspace, laminate needs the same two things: a flat, sound subfloor and a moisture path that has been dealt with underneath rather than covered over. A damp crawlspace under a fiberboard-core floor is a slow failure, and it shows up first as swollen, peaked joints.
