Granite Bay Conditions That Affect Luxury Vinyl Plank

Granite Bay sits at about 410 feet in Placer County. Granite Bay sits on the foothill edge above the valley floor near Folsom Lake, where summers are hot and dry. At the nearest long-term station, Sacramento, the July normal daily high is 93.8°F, and relative humidity in the NWS Sacramento record averages about 78% at 4 AM against 30% at 4 PM in July; at roughly 410 feet Granite Bay runs marginally cooler than downtown. That wide daily humidity swing is what a wood floor has to absorb here.

Winters are mild and wet rather than snowy. The Granite Bay Community Plan puts local rainfall at approximately 20 to 25 inches a year — meaningfully above the valley floor's 19.87-inch Sacramento normal, and corroborated by the two nearest NOAA gauges (Represa at 20.9 inches, Roseville 2.4 SE at 25.5 inches, 1991–2020 normals) — with roughly 90% of it falling November through April. Freezes are light and brief, and NWS Sacramento reports snow so rare that its occurrence 'may be disregarded as a climatic feature.' Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Granite Bay's foundation mix reflects its custom-home character: slab-on-grade is common in newer construction, but larger custom homes on sloping lots more often include raised stem-wall or partial-crawlspace sections than a standard valley tract home. The name is literal — the Placer County NRCS survey maps the hills as granitic soils, the Andregg series (residuum weathered from granite, well drained, low shrink-swell), so on the rises seasonal clay heave is minimal. The low and toeslope areas are different: expansive clay units such as the Alamo variant (high shrink-swell, poorly drained, Hydrologic Group D) turn up there and do move seasonally. The practical result is that the right prep is lot-specific here — an in-situ concrete RH test per ASTM F2170 on slab, a crawlspace and subfloor-moisture check on raised sections — and NAHB's Census Survey of Construction tabulation (89.9% slab for new Pacific-division homes in 2024) is only regional context. Foundation type is confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.

The prep — not the plank — is the majority of the work in those houses, and it is the part that gets skipped by whoever installed the floor you're now replacing.
