Roseville Conditions That Affect Luxury Vinyl Plank

Roseville sits at about 164 feet in Placer County. Roseville sits on the northeast edge of the Sacramento Valley, where summer afternoons are hot and very dry. At the nearest long-term station, Sacramento, the July normal daily high is 93.8°F, and in the NWS Sacramento climate record average relative humidity runs about 78% at 4 AM against 30% at 4 PM in July. That wide daily humidity swing, more than the afternoon dryness alone, is the condition a wood floor has to absorb here.

Winters are cool and wet rather than freezing. At Sacramento the annual precipitation normal is about 19.87 inches, more than half of it falling in the November-through-February rainy season; light frosts occur at valley elevation but hard freezes are uncommon. NWS Sacramento reports snow is so rare that its occurrence 'may be disregarded as a climatic feature,' and what little falls usually melts as it reaches the ground. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Roseville's newer subdivisions are overwhelmingly slab-on-grade: 65.2% of the housing stock dates to 1990 or later (ACS 2024 1-yr), and NAHB's tabulation of the Census Bureau's Survey of Construction found 89.9% of new single-family homes in the Pacific division were built on slab in 2024. What makes slab construction worth flagging in Roseville specifically is the ground under it — the Placer County NRCS soil survey maps the area's dominant series (San Joaquin, Cometa, Fiddyment, Kaseberg) as claypan and shrink-swell soils, moderately expansive and shallow over hardpan. Expansive subsoil beneath a slab drives seasonal moisture and slight movement, which is exactly why in-situ concrete relative-humidity testing (ASTM F2170) rather than a surface guess should precede any rigid or moisture-sensitive floor here. Foundation type is not published parcel by parcel and is confirmed on site; the pre-1980 Old Town core is the most likely place to find raised/crawlspace construction.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
