Loomis Conditions That Affect Laminate Flooring

In winter the floor contracts, and gaps at the joints are the visible sign that it was installed without enough room to move in the first place.

Subfloor Prep

Loomis's older, rural, larger-lot homes are a genuine mix of slab-on-grade and raised perimeter/crawlspace foundations — more raised than a new-tract suburb, given the 1960s–1980s peak of the stock. The ground works in the floor's favor: the Loomis Basin surface is granitic, weathered from granodiorite, and the characteristic Andregg coarse sandy loam is well drained with low shrink-swell. That means little of the seasonal slab heave that expansive valley clay produces, so slab-direct installs are well supported — while the raised-foundation share of the older ranch homes still calls for a crawlspace and subfloor-moisture check. The regional new-build benchmark (NAHB Census Survey of Construction, 89.9% slab for new Pacific-division homes) is context, not Loomis's mixed older reality. Foundation type is confirmed on site.

Laminate over concrete lives or dies on the underlayment. The core of a laminate plank is fiberboard: the wear layer sheds spills, but the core swells irreversibly if it takes on moisture from below. Over slab that means a vapor retarder is not optional, and it means testing the concrete rather than assuming a newer slab is dry. Flatness matters as much as it does for vinyl — laminate's click joints fail the same way over a dip.

Over a crawlspace, laminate needs the same two things: a flat, sound subfloor and a moisture path that has been dealt with underneath rather than covered over. A damp crawlspace under a fiberboard-core floor is a slow failure, and it shows up first as swollen, peaked joints.
