Rocklin Conditions That Affect Solid Hardwood

Rocklin sits at about 249 feet in Placer County. Rocklin sits on the foothill edge next to Roseville, where summers are hot and dry. At the nearest long-term station, Sacramento, the July normal daily high is 93.8°F, and relative humidity in the NWS Sacramento record averages about 78% at 4 AM against 30% at 4 PM in July; at roughly 249 feet Rocklin runs marginally warmer than downtown. That wide daily humidity swing is what a wood floor has to absorb here.

Winters are mild and wet rather than snowy, the foothill-edge position bringing marginally more rain than the valley's 19.87-inch annual normal. Freezes are light and brief, and NWS Sacramento reports snow so rare that its occurrence 'may be disregarded as a climatic feature.' Winter runs the same cycle in reverse. Solid hardwood is a hygroscopic material: it moves with the seasons for its whole service life, and an install that ignores that is an install that telegraphs every season change through the floor.

Subfloor and Foundation Work

Rocklin's 1990s-and-newer subdivisions are predominantly slab-on-grade; NAHB's tabulation of the Census Survey of Construction found 89.9% of new single-family homes in the Pacific division were built on slab in 2024. The distinctive local fact is underfoot and literal: Rocklin is the town built on rock — 62 granite quarries operated here over the city's history, and the lighter granite in the California State Capitol came from Rocklin's quarries (the darker stone came from Folsom, per the State Capitol Museum). USDA soil mapping shows the modern consequence is shallow soil over hard rock: the western and central master-planned areas sit on Exchequer and Inks soils with bedrock at 11 to 13 inches and mapped cut-and-fill pads, while decomposed-granite Andregg ground lies to the east — all of it low in expansion potential, so seasonal clay heave is minimal compared with the valley basins, with one mapped exception: a Cometa claypan subsoil under the older downtown core. Slab flatness and an in-situ concrete RH test (ASTM F2170) still precede a rigid floor. The older downtown/quarry core is the most likely place to find raised foundations. Foundation type is confirmed on site.

On a slab, solid hardwood is the least forgiving floor there is: it cannot be nailed into concrete, and it responds to vapor drive from below more sharply than anything else we install. Where we're going over slab we test the concrete for moisture first — an in-situ relative humidity test per ASTM F2170 rather than a guess — and where the readings rule out solid wood, we say so and price engineered instead of hoping for the best.

Over a crawlspace, solid hardwood is in its element — plank or plywood subfloors take fasteners well — but only when the crawlspace itself is dry. We check the ground cover, look for standing water and rot at the joist ends, and read the moisture content of the subfloor from below. Cupping in a solid floor is almost always a crawlspace problem that surfaced upstairs.
