San Ramon Conditions That Affect Luxury Vinyl Plank

San Ramon lies inland of the East Bay hills in the San Ramon Valley. No NOAA station in San Ramon carries 1991-2020 normals; the nearest stations with normals record July average highs of 88.0°F at Concord Buchanan Field to the north and 71.6°F at the Oakland Museum station on the bay side of the hills. San Ramon's marine influence is a non-issue for the plank's stability; it's the subfloor underneath that we still check.

Subfloor Prep

San Ramon sits on the most consistently expansive ground measured anywhere in this service area. USDA-NRCS SSURGO maps thirty-two soil units inside the city limits, but they concentrate rather than scatter: Diablo clay alone accounts for 52.1% of the city across its slope phases at a linear extensibility of 10.5%, and Clear Lake clay adds 18.7% at 9.5%. Both sit in the highest of the four NRCS shrink-swell classes. In total 87.9% of San Ramon is mapped high or very high, 52.5% is very high, and just 0.6% of the city falls in the lowest class — the smallest low-expansivity share of any city covered here. Eighteen of the thirty-one rated units cross into the high class. Unlike most cities in this set, a citywide default is actually defensible in San Ramon: unless a specific lot says otherwise, the working assumption should be expansive clay that changes length by around a tenth between the wet and dry seasons. The consequences for a floor are slab flatness that is a seasonal reading rather than a fixed property, and expansion detailing at perimeters and transitions that has to accommodate a substrate which does not hold still.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
