Dixon Conditions That Affect Tile

Dixon sits at about 62 feet in Solano County. The regional Sacramento Valley record shows summer air cycling widely within each day rather than staying uniformly dry. In the National Weather Service publication "Climate of Sacramento, California" (revised August 2010), average relative humidity at Sacramento is 78 percent at 4 AM against 30 percent at 4 PM in July, a swing of roughly 48 points inside the same day. Those are Sacramento readings taken about 20 miles from Dixon, not local measurements.

Substrate Preparation

Dixon sits on the most uniform and least seasonally active ground of any city in this service area, and that is measurable rather than impressionistic. USDA-NRCS SSURGO maps just six soil units inside the city limits — the fewest anywhere in this set — and a single one, Yolo silty clay loam, accounts for 69.0% of the incorporated area. Not one unit in Dixon reaches the threshold NRCS uses for high shrink-swell. The most expansive soil in the city, Capay silty clay loam at 11.3% of the area, has a linear extensibility of 5.8%, which is upper-moderate; the dominant Yolo unit is 3.7%. For a floor this cuts two ways. Seasonal subgrade movement is a smaller factor here than in the Coast Range foothill towns, so slab curl and seasonal cupping traceable to swelling clay are less likely to be the explanation for a problem floor. But it also removes an excuse: where a Dixon floor does move, the ground is unlikely to be why, and the subfloor, the moisture content at installation, or the interior humidity cycle should be looked at first.

A slab is the friendliest substrate tile can have — provided its cracks are respected rather than tiled over. A crack that is still moving will come through the tile above it, so it gets treated with a crack-isolation membrane or honored with a movement joint. Slab flatness is what governs large-format tile in particular: the bigger the tile, the less the substrate can deviate before lippage shows at every edge.

Over a wood-framed floor, tile is a deflection question before it is a tile question. A floor system that flexes more than the assembly allows will crack grout first and tile second, regardless of how well it was set. We check joist span and subfloor thickness, add a second layer or a proper uncoupling membrane where the structure calls for it, and tell you if the answer is that the floor needs stiffening.
