Meadow Vista sits at about 1,683 feet in Placer County. Meadow Vista is a wooded foothill community at about 1,683 feet, higher and cooler than Auburn just to the south, with a warm-summer Mediterranean climate — hot, dry summers under oak and pine. There is no local weather station; the nearest long-record gauge is Auburn. What a wood floor responds to here is the seasonal swing between dry summers and a wet, sometimes freezing winter, handled by acclimating the material to the conditioned interior.

At roughly 1,683 feet the winters are wetter and colder than the valley or Auburn — likely on the order of 36 to 40 inches of annual rain (interpolated from the Auburn gauge), with regular sub-freezing nights and occasional light snow that is more frequent here than downhill but still transient. Genuine freeze exposure in unheated crawlspaces, plus the wet season, make moisture and temperature the winter variables. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

On Meadow Vista's larger, sloped, wooded lots the foundation mix runs toward raised, stepped, and hillside types alongside slab-on-grade — a higher raised share than the flatland Pacific-division average behind the NAHB Census Survey of Construction figure (89.9% slab for new homes). The soils are foothill types weathered from metavolcanic and granitic rock — well-drained, moderately deep, often rocky and gravelly on the slopes (the Loafercreek and Sierra series are representative of this belt) — with low shrink-swell. So expansive-clay heave is not the issue; rocky, sloping ground drives stepped and crawlspace foundations and can complicate a flat slab pour. Because the stock is newer, subfloors and framing are generally in their first service life, which simplifies many jobs. Foundation and site conditions are confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
