Measured Humidity and Solid Wood Movement in Woodland

Subfloor and Foundation Work

Woodland's foundations track its wide age range: the historic-core Victorian and Craftsman homes sit largely on raised perimeter/crawlspace foundations, while the post-1960 and especially post-2000 Spring Lake subdivisions are slab-on-grade (the NAHB Census Survey of Construction puts new Pacific-division homes at 89.9% slab). The ground is Sacramento Valley alluvium: much of the area is the well-drained, low-shrink-swell Yolo silt loam, but the county also carries Brentwood and Capay clays with high shrink-swell that swell and crack seasonally. So which prep applies is parcel-specific — a slab moisture test (ASTM F2170) and a crack-isolation strategy on the expansive-clay pockets, a crawlspace and subfloor-moisture check on the raised historic homes. Foundation and soil conditions are confirmed on site.

On a slab, solid hardwood is the least forgiving floor there is: it cannot be nailed into concrete, and it responds to vapor drive from below more sharply than anything else we install. Where we're going over slab we test the concrete for moisture first — an in-situ relative humidity test per ASTM F2170 rather than a guess — and where the readings rule out solid wood, we say so and price engineered instead of hoping for the best.

Over a crawlspace, solid hardwood is in its element — plank or plywood subfloors take fasteners well — but only when the crawlspace itself is dry. We check the ground cover, look for standing water and rot at the joist ends, and read the moisture content of the subfloor from below. Cupping in a solid floor is almost always a crawlspace problem that surfaced upstairs.
