Woodland Conditions That Affect Luxury Vinyl Plank

At the nearest long-term station, Sacramento, about 15 miles southeast, the July normal daily high is 93.8°F with very low afternoon humidity. Summers are essentially rainless, so a wood floor sees a wide seasonal moisture swing that on-site acclimation to the conditioned interior manages.

Winters are mild, wet, and notably foggy, with the wet season running November through March and dense 'tule' fog that can hold daytime temperatures in the 40s to low 50s for consecutive days; snow is effectively absent. The long, damp fog season keeps slab and subfloor moisture elevated through winter. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Woodland's foundations track its wide age range: the historic-core Victorian and Craftsman homes sit largely on raised perimeter/crawlspace foundations, while the post-1960 and especially post-2000 Spring Lake subdivisions are slab-on-grade (the NAHB Census Survey of Construction puts new Pacific-division homes at 89.9% slab). The ground is Sacramento Valley alluvium: much of the area is the well-drained, low-shrink-swell Yolo silt loam, but the county also carries Brentwood and Capay clays with high shrink-swell that swell and crack seasonally. So which prep applies is parcel-specific — a slab moisture test (ASTM F2170) and a crack-isolation strategy on the expansive-clay pockets, a crawlspace and subfloor-moisture check on the raised historic homes. Foundation and soil conditions are confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.

Woodland's 1970s and 1980s homes are where LVP most often replaces carpet or sheet vinyl, and the subfloor under both is frequently uneven in ways nobody has seen for decades. The prep — not the plank — is the majority of the work in those houses, and it is the part that gets skipped by whoever installed the floor you're now replacing.
