Carmichael Conditions That Affect Luxury Vinyl Plank

At the nearest long-term station, Sacramento, the July normal daily high is 93.8°F, and relative humidity in the NWS Sacramento record averages about 78% at 4 AM against 30% at 4 PM in July. That wide daily humidity swing is what a wood floor has to absorb here.

Winters are mild and wet rather than freezing, with more than half the 19.87-inch annual precipitation normal falling November through February and occasional overnight frosts rather than sustained hard freezes. NWS Sacramento reports snow so rare that its occurrence 'may be disregarded as a climatic feature.' Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Carmichael's mid-century ranch stock — 70.5% predates 1980 — leans toward raised perimeter/crawlspace foundations more than any newer suburb, alongside slab-on-grade in the later 1970s-and-after tracts; NAHB's Census Survey of Construction tabulation (89.9% slab for new Pacific-division homes in 2024) describes new building, not this mature base. The ground is a Riverbank-age alluvial terrace: USDA Soil Data Access at the community centroid returns the Fiddyment-Urban land complex, a duripan (cemented-hardpan) terrace soil with a measured linear extensibility of 1.5-4.5% — low-to-moderate shrink-swell, a percolation-and-hardpan soil rather than a high-movement clay. So expansive-clay heave is a modest concern here; the more common issues are crawlspace moisture under the raised ranch homes and drainage over the hardpan. A crawlspace and subfloor-moisture check on raised sections and an in-situ RH test (ASTM F2170) on slab confirm the approach. Foundation type is confirmed on site.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
