Elk Grove sits at about 46 feet in Sacramento County. Summer afternoons in the Sacramento Valley are very dry. In the NWS Sacramento climate record for Sacramento, average relative humidity at 4 PM is 31% in June and 30% in July and August, while average humidity at 4 AM in the same months is 78–79%. That wide daily swing, rather than the daytime dryness alone, is the condition wood flooring has to absorb.

Winters are wet and mild rather than freezing. January normals at Sacramento Executive Airport are a 56°F high and a 39°F low, with 3.66 inches of rain; annual precipitation is about 18 inches, nearly all of it falling November through March. NWS Sacramento reports that snow is so rare it 'may be disregarded as a climatic feature.' Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Elk Grove has no direct coastal exposure. NWS Sacramento reports that marine air reaches the valley only through the Carquinez Strait near the Delta, producing a prevailing southerly 'delta breeze' that cools summer nights and typically breaks heat waves within two to three days. Elk Grove's marine influence is a non-issue for the plank's stability; it's the subfloor underneath that we still check.

Subfloor Prep

ACS 2020–2024 5-year estimates place 64.4% of Elk Grove's housing units in the 1990–2009 window, with a median year built of 2000 and fewer than 4% predating 1970. NAHB's analysis of the Census Bureau's Survey of Construction found 89.9% of new single-family homes in the Pacific division were built on slab in 2024, against 73% nationally. That is a regional figure for recent new construction, not a measurement of Elk Grove's existing stock — and the Pacific slab share rose from 73% in 2021 to 89.9% in 2024, so homes from the city's main 1990s–2000s build-out sit below the current figure. Slab is the reasonable expectation for a subdivision-era home here, inferred from build era rather than measured locally, and should still be confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
