Fair Oaks Conditions That Affect Luxury Vinyl Plank

That wide daily humidity swing is what a wood floor has to absorb here.

Winters are mild and wet rather than freezing. The annual precipitation normal is 19.87 inches, more than half of it in the November-through-February rainy season, with occasional overnight radiational frosts rather than sustained hard freezes. NWS Sacramento reports snow so rare that its occurrence 'may be disregarded as a climatic feature.' Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Because 58.7% of Fair Oaks homes predate 1980, the in-place foundation mix leans more toward raised perimeter/crawlspace than the region's new-construction figures suggest, alongside slab-on-grade in the 1970s–2000s tracts; NAHB's Census Survey of Construction tabulation (89.9% slab for new Pacific-division homes in 2024) describes new building, not this mature stock. The ground splits by slope: Fiddyment hardpan at about 28 to 30 inches on the hillsides, deep fast-draining Orangevale sand on the terraces, and San Joaquin soils whose clay-rich layer perches winter water over cemented pan. So the right prep is lot-specific — a crawlspace and subfloor-moisture check on raised sections, an in-situ concrete RH test (ASTM F2170) on slab. Foundation type is confirmed on site.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
