Why do my tiles or grout lines keep cracking, and is it the tile or the floor underneath?

The Short Answer

What Causes Tile Cracks?

Cracked tile and cracked grout are almost always a movement or support problem in the assembly under the tile, not weak tile. Tile is rigid and brittle, so it fails when the substrate flexes, when the assembly expands and contracts with no movement joint to absorb it, or when a tile is not fully bonded and bridges a void. A straight crack running across several tiles and their grout usually signals substrate movement or a slab crack telegraphing upward, while grout crumbling at changes of plane usually signals missing movement joints.

The consequence is that patching the crack without addressing the cause guarantees it returns, because the stress is still there. Per TCNA and ANSI, the durable fix is at the assembly: verify the substrate meets the deflection limit (L/360 for tile), install the movement joints the TCNA Handbook Method EJ171 requires, and re-bond hollow tiles. Replacing a cracked tile over an unaddressed moving joint or a bouncy floor just breaks the next one.

How to Recognize Tile Cracks

A crack running in a straight line across several tiles and their grout, grout crumbling out along walls or where the floor meets a cabinet, or a tile that sounds hollow and rocks slightly when tapped.

Why Tile Cracks Happens

Missing or undersized movement joints

TCNA Method EJ171 requires soft movement joints at perimeters, changes of plane, and at intervals (roughly every 20 to 25 feet interior); without them, expansion and contraction stress cracks tile and grout.

Substrate deflection

Floors that flex beyond L/360 (the IBC/ANSI minimum for tile) bend the rigid tile until it or the grout cracks, typically from bouncy joists or thin subfloor.

Substrate cracks telegraphing

A shrinkage or structural crack in a concrete slab transmits straight up through the bond into the tile unless a crack-isolation / anti-fracture membrane (ANSI A118.12) breaks the path.

Poor bond and hollow tiles

Less than the TCNA-required mortar coverage (80% dry interior, 95% wet or exterior) leaves voids, and an unsupported tile cracks while its grout fails around it.

Movement concentrated at grout lines

Grout is rigid cement and cannot flex where a movement joint of flexible sealant belongs, so it crumbles at walls, thresholds, and long spans where the stress lives.

What You Can Check

  • Read the crack pattern: a straight line through multiple tiles and grout means a substrate crack or movement (fix the assembly), while random single-tile cracks or corner chips mean impact or one hollow tile.
  • Tap test or sounding: tap tiles with a hard object; a hollow, drummy ring means the tile is not bonded (a void) and is prone to cracking, so map every hollow tile.
  • Check for movement joints: look for soft, caulked joints at walls, thresholds, and columns; all-grout hard joints everywhere is a classic EJ171 omission that causes cracking.
  • Test deflection: bounce or load the floor near the crack and note flex; visible give or a springy feel suggests the substrate fails L/360 and the tile is being bent.

Can It Be Saved? Repair vs. Replace

Cracked grout only, substrate sound: rake out and replace the grout — but where the crack is at a wall, plane change, or expansion line, replace it with a flexible movement-joint sealant (ASTM C920), not grout, so it can move (TCNA EJ171).

A few cracked or hollow tiles with the cause understood: remove and re-set them in full-coverage mortar (80/95% per TCNA) with matching tile — appropriate only once you have confirmed the substrate is not moving or under-supported.

Crack telegraphing from a moving slab: the tile over the crack must come up and a crack-isolation / anti-fracture membrane (ANSI A118.12) be installed before re-tiling, or it cracks again along the same line.

Deflection beyond L/360 or repeated, spreading cracks: the substrate has to be stiffened (add subfloor, sister joists) or the assembly rebuilt with proper movement joints — spot tile replacement over a bouncy or jointless floor throws good money after bad.

How to Prevent Tile Cracks

  • Design in movement joints per TCNA EJ171 — soft joints at all perimeters, changes of plane, restraining surfaces, and required interior intervals — and honor them with flexible sealant, never grout.
  • Verify substrate stiffness (L/360 for tile, more for stone) and flatness before tiling, so a floor that passes deflection does not flex the tile.
  • Use a crack-isolation / anti-fracture membrane (ANSI A118.12) over concrete prone to shrinkage cracks, which is common on slab-on-grade.
  • Achieve full mortar coverage — 80% interior dry, 95% wet or exterior (TCNA) — with the right trowel and by back-buttering large tile, so no tile bridges a void.

Frequently Asked Questions

Can I just replace the one cracked tile?

You can, but only after you know why it cracked. If the cause is a hollow spot or a one-off impact, swapping the tile (set in full-coverage mortar) is a proper fix. If the crack runs in a line across several tiles, or the floor flexes, or there is a slab crack underneath, a new tile cracks the same way, so the movement or support problem has to be solved first or you will be replacing tiles forever.

Why does the grout keep cracking in the same lines?

Because those lines are almost certainly where a movement joint belongs and grout was used instead. Grout is rigid cement and cannot absorb the expansion and contraction that happens at walls, thresholds, changes of plane, and long spans, which is exactly why TCNA's EJ171 calls for a flexible sealant joint there. Replace those specific lines with a soft movement-joint sealant and the recurring cracking usually stops.

Is a hollow-sounding tile going to crack?

It is at higher risk. A drummy tile means there is a void beneath it, so it is unsupported and can crack under a point load or flex — TCNA requires 80% mortar coverage, 95% in wet areas, precisely to avoid this. A hollow tile that is still intact and not in a critical traffic spot can be watched, but if it is cracking, rocking, or underfoot in a busy area, re-setting it in full mortar is the fix.

Does Sacramento slab-on-grade construction cause tile to crack?

It is a leading local factor. Concrete slabs shrink and can develop hairline cracks as they cure and move seasonally, and on grade those cracks telegraph straight up into rigid tile unless a crack-isolation membrane (ANSI A118.12) breaks the path. Our summer heat and seasonal moisture swings also make correctly placed TCNA movement joints essential. On a Valley slab we insist on crack isolation and proper soft joints, which is what keeps a slab crack from becoming a tile crack.
