My hardwood floor got wet — can it be saved, and what do I do first?

The Short Answer

What Causes Water Damage?

After a leak or a flood, wood floors show the whole family of moisture symptoms at once: cupping, buckling, white or gray or black staining, a musty smell, and soft or springy spots where the subfloor has soaked through. The floor absorbed water, swelled, and distorted — and once moisture stays above roughly 20% for long, rot and mold become the real risk.

How much can be saved comes down to two things: how the floor is dried, and whether the subfloor survived. Dry it slowly and with control — not by sealing the room or blasting heat — and much typical water damage is repairable, often by replacing the worst boards and blending them into the field. The one rule that governs everything: do not sand or refinish until a meter shows the floor and subfloor are back to their equilibrium moisture content.

How to Recognize Water Damage

Cupped or buckled boards, white blush or gray/black staining in the finish, a musty odor, and soft or spongy areas underfoot that signal the subfloor is saturated. Damage may be localized to the leak or spread across a flooded area.

Why Water Damage Happens

A leak or flood

A burst supply line, appliance failure, roof or window leak, or flooding delivers water fast; the boards swell and cup or buckle depending on how much and how long.

Slow, hidden moisture

A drip behind a dishwasher or under a sink can soak a subfloor for weeks before the surface shows it, so staining and softness sometimes appear well after the leak began.

Standing water plus organics

Water sitting on or under the floor with dust and organics, at a moisture content above about 20%, is what invites rot and microbial growth — the reason speed and drying matter.

What You Can Check

  • Meter both the flooring and the subfloor — the subfloor holds water far longer than the boards, so a dry-looking surface can sit over a saturated deck.
  • A sustained subfloor reading above roughly 20% moisture content signals real rot and mold risk and changes the plan.
  • Look for soft or spongy spots, staining, and odor, and identify whether the boards are solid or engineered — engineered boards that have delaminated cannot be dried back to sound.

Can It Be Saved? Repair vs. Replace

Refinish only: if the boards are intact and flat after drying and the damage is limited to a hazy, stained, or uneven finish, a refinish restores them.

Selective board replacement (the common middle ground): localized buckled, split, deeply stained, or soft boards are removed and blended in, then the area is sanded and refinished into the field. Much typical water damage is repairable this way if the subfloor is dried and boards can be matched.

Full replacement: widespread buckling, engineered delamination, staining that goes through the board thickness, softness or rot, or a compromised subfloor mean a new floor rather than a repair.

The subfloor is the deciding factor as often as the boards: a wood subfloor can sometimes be dried and saved, but severe or prolonged saturation means replacing it too, or the new floor will fail on top of it.

How to Prevent Water Damage

  • Dry with control, not force: remove standing water fast, pull the baseboards and shoe to vent the perimeter, run air movers across the surface with a dehumidifier at moderate temperature, and never seal the room or blast heat, which splits boards and worsens warp.
  • Track drying with a moisture meter on both the flooring and subfloor, and dry until the floor returns to its equilibrium moisture content (near 6–9% in a conditioned home) and stabilizes before any sanding.
  • Remediate mold before re-covering, and check the subfloor before assuming the floor is the only casualty.
  • Prevent the next event with leak detection (appliance pans, supply-line monitors), crawlspace and slab vapor control, prompt spill cleanup, and no wet-mopping.

Can water-damaged hardwood floors be saved?

Often, at least in part. If the boards dry flat and sound and the damage is mostly to the finish, a refinish restores them. Localized buckled or stained boards can usually be replaced and blended. Full replacement is for widespread buckling, engineered delamination, through-thickness staining, or a rotted subfloor. The outcome depends heavily on how quickly and how carefully the floor is dried.

What's the first thing to do when a wood floor floods?

Stop the water and remove standing water fast, then dry with control: pull the baseboards to vent the perimeter, run air movers across the surface with a dehumidifier at a moderate temperature, and meter the floor and subfloor. Do not seal the room and wait, and do not blast heat — forced drying splits boards and worsens the warp.

Do I have to replace the subfloor too?

Sometimes. The subfloor holds water longer than the flooring, so it must be metered separately. A wood subfloor can often be dried and saved, but a sustained reading above about 20% moisture means rot and mold risk, and severe or prolonged saturation means replacing the subfloor as well — otherwise the new floor fails on top of it.

Why shouldn't I just sand the floor after it dries out?

You can, but only after it has fully returned to its equilibrium moisture content and stayed there. Sanding a floor that is still carrying moisture removes the swollen edges and leaves a permanent crown months later. Meter first; sand second.
