Caring for a Floor
What actually shortens a floor's life, and the maintenance that measurably extends it.
Most floors do not fail. They get worn out early, usually by a small number of avoidable things, and the difference between a floor that looks right in year twelve and one that looked tired in year five is mostly maintenance rather than product.

Grit is the main thing wearing your floor out
The single largest cause of finish wear is abrasive grit tracked in from outside and then walked across the floor thousands of times. It behaves like fine sandpaper underfoot, and it is why traffic lanes appear along the routes people actually walk rather than uniformly across a room.
Almost everything that helps is unglamorous: mats at every entry, both outside and inside, sweeping or vacuuming often enough that grit does not accumulate, and felt pads under furniture that gets moved. None of it is interesting and all of it works.
Water and humidity, in two different ways
Standing water is the obvious risk and the easier one to manage — wipe spills promptly, and be realistic about which rooms are going to see water routinely.
Ambient humidity is the subtler one, and it applies to every wood floor for its entire service life. Wood is hygroscopic: it takes on and gives up moisture with the air around it, expanding and contracting seasonally. Winter heating dries indoor air, boards shrink, and thin gaps open that close again in summer. That is expected behavior, not a defect.
What prevents the damaging version is keeping the house in its normal service range. NWFA guidance is roughly 30–50% relative humidity and 60–80°F, held during and after installation. Floors that live far outside that band, or that swing violently in and out of it, are the ones that cup, crown, and gap permanently.
The wrong cleaner does real damage
Steam mops, oil soaps, vinegar solutions, and general-purpose cleaners all cause problems on finished wood — dulling and clouding the finish, leaving residue that later interferes with recoating, or driving moisture into seams. A cleaner made for the finish that is actually on your floor is the correct answer, and it differs by product.
Natural stone has its own version of this. All stone is porous to some degree and needs sealing, and marble and limestone etch when exposed to acidic spills like citrus, wine, or the wrong cleaner. Etching is physical damage to the stone surface, not a stain, and it does not clean off.
Sunlight changes every floor
UV exposure alters the color of nearly every flooring material over time, and it does so unevenly — the areas under rugs and furniture change more slowly than the exposed floor around them, so the difference only becomes obvious when something is moved. No finish prevents this entirely.
Species differ in how they respond. Some woods darken and richen, others lighten, and stained floors can shift differently from the wood beneath them. It is worth knowing which direction your floor will move before choosing where the rug goes.
The practical mitigations are ordinary: window film or UV-filtering glass in the rooms with the most exposure, and rotating rugs and furniture occasionally so the floor ages evenly rather than in patches.
Recoat before you have to refinish
On site-finished hardwood, a screen-and-recoat abrades the existing finish and adds a fresh coat without sanding to bare wood. It is faster, cheaper, and far less disruptive than a full sand-and-finish — and it only works while the wear is still in the finish rather than in the wood.
Once traffic lanes have worn through to bare wood, or stains have reached the wood itself, the recoat window has closed and the floor needs a full refinish. Watching for that transition is the highest-leverage maintenance decision a hardwood owner makes.

What actually wears a floor out?
Grit, water and ultraviolet light, roughly in that order. Grit tracked in from outside behaves like sandpaper underfoot and does most of the damage to a finish; standing water attacks seams, cores and adhesive; UV changes colour unevenly wherever furniture or rugs mask part of the floor. Almost every effective maintenance habit is really an attack on one of those three — mats at entries, prompt spill cleanup, and rotating what sits on the floor.
How often should a floor be deep-cleaned or recoated?
Frequency is the wrong frame — condition is the right one. Dry soil removal should be frequent enough that grit never accumulates, which in a busy house means often. Recoating, for finishes that allow it, is a decision made when the finish is worn but before the wear reaches the material underneath: recoat too late and the job becomes a full sand rather than a screen. Waiting for visible damage is what turns maintenance into restoration.
Does the same routine work for every floor?
No, and using one routine everywhere is a common cause of avoidable damage. The differences that matter are how the surface tolerates water, whether it can be refinished, and what cleaners its finish will accept. Steam is the clearest example: it is genuinely damaging to wood floors, where vapour penetrates the fibre irreversibly, while being unremarkable on some other surfaces. What is the single most valuable maintenance habit?
Stopping grit at the door. Walk-off matting at every entry, long enough that a few steps are taken on it, removes most of the abrasive material that would otherwise be ground into the finish — and finish wear is what determines whether a floor needs a cheap recoat or an expensive refinish. It costs almost nothing and outperforms every product decision made after installation.
