Nevada City Conditions That Affect Luxury Vinyl Plank

Nevada City sits at about 2,477 feet in Nevada County. Nevada City is a higher Sierra foothill town at about 2,477 feet, cooler than the valley — its own NOAA station, recording since 1893, puts the July normal high at 87.2°F — with hot, essentially rainless summers (the July precipitation normal is 0.03 inches). In its many historic homes the summer-dry, winter-wet swing is exactly what stresses original wood floors, so acclimation and moisture control are central to any install or refinish here. Heat is the real design constraint for vinyl in Nevada City, not humidity. With summer highs near 87°F, a floating LVP floor expands and contracts thermally, and direct sun through a large south- or west-facing window will drive a plank's surface temperature well past the room's air temperature. That is why perimeter expansion space and the manufacturer's stated run limits get respected here, and why we ask about window coverings and sun exposure before laying out a long unbroken run.

Winters are cool and very wet. The city's station records 62.26 inches of annual precipitation under current 1991–2020 NOAA normals — more than three times the Sacramento Valley — with 79.7% of it falling November through March, 14.50 inches of annual snowfall, and genuine overnight freezes. That sustained wet season, under the town's old raised foundations, makes crawlspace humidity and subfloor moisture the recurring technical issue. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Subfloor Prep

Nevada City is the inverse of a new-build slab market. With 43% of the stock built before 1940 and over half before 1950, the housing is dominated by older raised perimeter and post-and-pier foundations with crawlspaces — the NAHB Census Survey of Construction figure of 89.9% slab describes new Pacific-division homes, which Nevada City essentially does not build. The terrain is rocky metamorphic Sierra foothill bedrock with shallow, well-drained residual soils on steep lots along Deer Creek. The recurring subfloor issue is therefore moisture, not slab heave: over 62 inches of annual rain and real snow load steep, rocky lots and push drainage toward century-old crawlspaces. Crawlspace ventilation or encapsulation, vapor barriers, subfloor-moisture checks, and matching original old-growth material are what most jobs here turn on. Foundation and crawlspace conditions are confirmed on site.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
