Truckee Conditions That Affect Luxury Vinyl Plank

Truckee sits at about 5,980 feet in Nevada County. Summer is the dry season here. Hourly outdoor readings at Truckee Airport averaged 52.8% relative humidity in July across 2022-2024, against 85.3% in December — a seasonal outdoor swing of more than 30 percentage points. NOAA 1991-2020 normals for the Truckee Ranger Station also record a July average high of 83.8°F against a July average low of 41.4°F, a diurnal swing of roughly 42°F. Heat is the real design constraint for vinyl in Truckee, not humidity. With summer highs near 84°F, a floating LVP floor expands and contracts thermally, and direct sun through a large south- or west-facing window will drive a plank's surface temperature well past the room's air temperature. That is why perimeter expansion space and the manufacturer's stated run limits get respected here, and why we ask about window coverings and sun exposure before laying out a long unbroken run.

NOAA 1991-2020 normals record a January average low of 16.1°F and average annual snowfall of 206.6 inches, with January (43.6 in.), February (47.9 in.), and December (44.2 in.) the heaviest months. Outdoor relative humidity is at its highest in winter, not its lowest — Truckee Airport hourly readings averaged 82.9% in January across 2022-2024. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event. At about 5,980 feet, dry winter air is essentially irrelevant to vinyl plank itself — the material doesn't take on or lose moisture. The thermal cycle is what matters at elevation, particularly in a home that sits unheated between visits and then gets brought up to temperature quickly.

Subfloor Prep

Truckee Municipal Code §15.03.150 amends the state footing provisions to require foundations extend a minimum of 18 inches below grade below 7,000 ft elevation and 24 inches at 7,000 ft and above, with interior footings a minimum of 12 inches.

Truckee's 1970s, 1980s, and 1990s stock straddles the shift toward slab-on-grade: new Pacific-division construction ran 89.9% slab in 2024, but that shift is recent. Both foundation types are genuinely in play here, so we confirm on site before specifying anything.

LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.

ACS 2020-2024 5-year estimates put 65% of Truckee's 13,984 housing units in the 1970-1999 range (1990s 23.1%, 1980s 22.7%, 1970s 19.2%).
