The guidelines list 'Slab-on-grade construction' and 'Radiant floor heating' together among typical Eichler features, and describe the homes as having 'flat roofs, slab-on-grade construction, and open beam ceilings.' Where that radiant tubing is cast into the slab, the slab cannot be drilled or cut for fastening. Sunnyvale's wider stock is the youngest in this service area — just 1.5% of its 63,239 units predate 1940 and 57.4% predate 1980, the lowest pre-1980 share of the ten cities here — so pre-war construction is close to absent.
