Derived statistic, not a published normal: averaging NOAA Local Climatological Data hourly observations at Moffett Federal Airfield, on Sunnyvale's northern edge, across the ten Julys 2015-2024 (Local Standard Time) gives 84.4% relative humidity at 04:00 (n=442) and 60.2% at 16:00 (n=338) — a daily swing of about 24 points. NOAA's published table gives Sacramento a July afternoon mean of 29%.

The nearest NOAA station, Moffett Federal Airfield on Sunnyvale's northern edge, records 1991-2020 January normals of 59.0°F average high and 42.4°F average low. Its annual precipitation normal is 13.4 inches. Cold does the opposite — a floor that was installed tight in summer heat can pull apart at the seams once the house cools. Correct gapping at the perimeter is what makes that a non-event.

Sunnyvale sits at the south end of the bay, where the marine influence is weaker than on the coast but still present. Moffett Federal Airfield, the nearest station, normals at a July high of 76.9°F, against 66.3°F at San Francisco Downtown and 80.8°F at San Jose. Sunnyvale's marine influence is a non-issue for the plank's stability; it's the subfloor underneath that we still check.

The City of Sunnyvale's Eichler Design Guidelines (adopted July 28, 2009) state that Joseph Eichler built around 11,000 production homes in California, 'with over 1,000 constructed in Sunnyvale between 1949 and 1972.' The guidelines list 'Slab-on-grade construction' and 'Radiant floor heating' together among typical Eichler features, and describe the homes as having 'flat roofs, slab-on-grade construction, and open beam ceilings.' Where that radiant tubing is cast into the slab, the slab cannot be drilled or cut for fastening. Sunnyvale's wider stock is the youngest in this service area — just 1.5% of its 63,239 units predate 1940 and 57.4% predate 1980, the lowest pre-1980 share of the ten cities here — so pre-war construction is close to absent. The Sunnyvale ZIP codes 94085, 94086, 94087 and 94089 nonetheless appear on the state's 2025 Earthquake Brace + Bolt list, which covers only 'wood-framed, pre-1980 homes with a raised foundation,' so raised foundations exist alongside the slab tracts. No source publishes a citywide slab-versus-raised share.

Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.
