What Luxury Vinyl Plank Has to Contend With in Esparto
Esparto Conditions That Affect Luxury Vinyl Plank
Esparto sits at about 190 feet in Yolo County. The regional Sacramento Valley record shows summer air cycling widely within each day rather than staying uniformly dry. In the National Weather Service publication "Climate of Sacramento, California" (revised August 2010), average relative humidity at Sacramento is 78 percent at 4 AM against 30 percent at 4 PM in July, a swing of roughly 48 points inside the same day. Those are Sacramento readings taken about 29 miles from Esparto, not local measurements.
Subfloor Prep
Esparto's Capay Valley setting shows up directly in the soil map, and the fact worth knowing is the spread rather than any average. USDA-NRCS SSURGO maps eighteen soil units inside the CDP boundary — more distinct units than Dixon and El Macero carry between them, in a community a fraction of their size. They run the full range. At one end 5.0% of the area is Riverwash, bare recently stream-deposited material with a linear extensibility of 1.5%, and a further 3.1% is Loamy alluvial land at 1.0%. At the other, Myers clay reaches 12.0% linear extensibility, the highest single value measured anywhere in this service area, and Capy silty clay and Marvin silty clay loam sit at 8.7% and 8.2%. In total 32.4% of Esparto is mapped high or very high for shrink-swell while 9.5% rates low. The largest single unit, Tehama loam, covers only 23.7%. The practical consequence is that a soil reading taken on one Esparto lot carries little information about the next one, so subfloor and flatness expectations here should be set on the property rather than on the town.
LVP is the most slab-tolerant floor we install — the plank itself is waterproof and does not care about vapor the way wood does. What it does care about, completely, is flatness. A rigid-core plank telegraphs every high spot and bridges every low one, and the click joints along a bridged dip are where separation starts. On slab that means grinding down ridges and filling with a cementitious patch until the floor meets the manufacturer's tolerance, not until it looks acceptable.
Over a crawlspace the plank is still waterproof, but "waterproof floor" is not "waterproof house" — moisture coming up through an open crawlspace ends up in the subfloor and the framing regardless of what's on top. We look underneath first. Where the subfloor has soft spots or movement, it gets fixed before anything floats over it.

Esparto Homes We Work In
ACS 2020-2024 five-year estimates count 1,349 housing units. The single largest cohort was built 2000-2009 (20.5%), followed by 1960-1969 (15.9%), 1970-1979 (15.3%), and 1980-1989 (14.5%). A further 11.3% were built 2010-2019 and 3.8% in 2020 or later. Esparto's 2000s and 1960s-1980s homes are where LVP most often replaces carpet or sheet vinyl, and the subfloor under both is frequently uneven in ways nobody has seen for decades. The prep — not the plank — is the majority of the work in those houses, and it is the part that gets skipped by whoever installed the floor you're now replacing.

Planning Around Esparto
A few Esparto-specific conditions shape an LVP install:
- FEMA's National Flood Hazard Layer places Esparto in Zone X, an area of minimal flood hazard.
- At 190 feet, Esparto sits higher than any other community in this set and roughly 180 feet above the delta-edge communities of Yolo County.
- Soils inside the Esparto CDP span the full NRCS shrink-swell range within a very short distance, from Riverwash at 1.5% linear extensibility to Myers clay at 12.0%, so subgrade behaviour is a property-level question here rather than a community-level one.

Frequently Asked Questions
Do you install luxury vinyl plank in Esparto?
Yes. Renaissance Floors installs luxury vinyl plank throughout Esparto and the surrounding Yolo County area. Call (916) 749-0272 for a free estimate.
Is luxury vinyl plank actually waterproof?
At the plank, yes — the SPC or WPC core does not swell. Grout-free seams still mean water can reach the subfloor during extreme or prolonged flooding, so it is not a substitute for plumbing that works, but for kitchens, bathrooms, mudrooms and basements it is the most forgiving option we install.
What happens when luxury vinyl wears out?
It cannot be refinished, so worn or damaged planks are replaced rather than sanded. In a rental or a busy household that is often the advantage rather than the drawback — a damaged section swaps out without refinishing an entire room.
