Why does my floor squeak or feel bouncy in the same spots, and is it the floor or the framing underneath?
The Short Answer
What Causes Subfloor Movement?
Subfloor movement is a structural problem, not a worn-out floor or a bad batch of boards. When a joist system or a subfloor panel deflects, twists, or lifts off its fastener, that motion telegraphs up through whatever is on top: a hardwood board squeaks as it rubs against the nail shank, or a rigid tile cracks along a grout line. The finish floor is only reporting movement that begins underneath it. The real question is whether the framing is stiff enough for the floor it carries, measured against the L/360 deflection limit building codes set for floors (and the L/720 that natural stone needs).
The consequence depends on the source. A single squeak from a loose panel is cosmetic and cheap to correct from below; whole-room bounce that exceeds L/360 is a framing limitation that no amount of surface work will cure, and it will keep cracking rigid tile and grout until the substrate is stiffened. Honest rule of thumb: if the movement is localized and the joists are sound, you re-fasten and add blocking and you are done; if the floor as a system deflects past code, you fix the framing before you replace anything on top, or you will pay to do the finish floor twice.
How to Recognize Subfloor Movement
You feel the floor give or hear a squeak or pop underfoot in the same spots every time you cross the room, and on a tile floor you may see hairline cracks tracking along the grout lines.
Root Causes
Why Subfloor Movement Happens
Undersized or over-spanned joists
Joists too small or spanning too far for their size and spacing deflect more than L/360, and that bounce telegraphs straight into the finish floor. Code deflection limits and span tables exist precisely to keep floors this stiff.
Under-fastened or unglued subfloor panels
Smooth-shank nails work loose over time, and panels that were never glued to the joists move and rub against their fasteners. Ring-shank nails and screws with construction adhesive hold far better and stay seated.
Missing blocking or bridging
Without solid blocking or cross-bridging between joists, deep or long-span joists twist and deflect sideways. Building codes require bridging on joists over a certain depth-to-thickness ratio for this reason.
A gap between the subfloor and the joist
When a panel or joist shrinks or warps, it leaves a small gap; every footstep drives the panel down onto the nail and back up again, producing the classic repeating squeak at a seam.
Notched, drilled, or cut joists
Plumbing and HVAC runs are often cut through joists in the wrong place, weakening the member and causing localized sag and movement directly above the notch. Code limits where and how deep a joist may be notched or bored.
What You Can Check
- Map the movement first: walk the floor and note whether the squeak or give is localized to one board or seam, or whether the whole area bounces. Localized means a fastener or panel; area-wide means joist deflection.
- Go below if you can: from a crawlspace or basement, have someone walk the floor while you watch for joists flexing, gaps opening between the subfloor and the joist tops, cut or notched joists, and missing bridging.
- Check the framing against span: note joist size, spacing, and clear span and compare to span tables. Bounce that exceeds L/360 (roughly more than half an inch of deflection over a 15-foot span) is structural, not a surface fix.
- Rule out a surface squeak: press and rock individual finish boards. Board-on-board squeaks at the wear surface behave differently from subfloor-to-joist movement, where you feel the whole field move as a unit.
Can It Be Saved? Repair vs. Replace
From below (least invasive): drive screws and shims, add construction adhesive at gaps, and install solid blocking or bridging. Fixes a localized squeak without touching the finish floor — use when the framing is sound and accessible.
From above: when there is no access below, screw the loose subfloor down through the finish floor into the joist with a trim-screw squeak kit. Use for localized movement only.
Stiffen the framing: sister the joists, add mid-span blocking, or add a support beam. Use when the whole floor deflects past L/360 because joists are undersized or over-spanned.
Tear out and rebuild (most invasive): remove the flooring and re-sheath or re-fasten the subfloor, or for tile that has cracked from deflection, remove it and rebuild the substrate to meet L/360 (L/720 for stone). Use when the subfloor is delaminated or water-damaged, or the tile bond and grout have failed.
Prevention
How to Prevent Subfloor Movement
- Verify the joist and subfloor system meets at least L/360 (L/720 under natural stone) before any flooring is installed.
- Glue and screw, or ring-shank nail, subfloor panels on the correct schedule — typically 6 inches on panel edges and 12 inches in the field.
- Install solid blocking or bridging on deep or long-span joists as the code requires.
- Acclimate wood flooring and keep the subfloor within its moisture spec so panels do not shrink and open gaps at the fasteners.

Can I fix a squeak myself without pulling up the floor?
Often yes, if you can reach the spot from below. Screws and shims at a gap between the subfloor and joist, or a bead of construction adhesive, will silence most localized squeaks with no damage to the finish floor. From above, a trim-screw squeak kit can pull a loose panel down into the joist. What you cannot fix this way is whole-room bounce from undersized joists, which is a framing job.
Does a bouncy floor mean the framing is unsafe?
Not usually. Deflection and strength are different things: a floor can feel bouncy and still carry its load safely. The L/360 limit is a serviceability standard meant to keep finishes like tile and grout from cracking and to keep floors from feeling springy — not a collapse threshold. That said, bounce plus sagging, cracked joists, or notched framing is worth having inspected, because those point to an actual capacity problem.
My tile keeps cracking along the grout lines. Is that the tile or the subfloor?
Almost always the subfloor. Rigid tile and grout have very little ability to flex, so when the substrate deflects more than L/360 (L/720 for natural stone), the movement cracks the weakest line, which is usually the grout. Replacing the tile without stiffening the substrate just resets the clock — the substrate has to be brought within the deflection limit first.
We have an older Sacramento home on a raised foundation. Why did the squeaks get worse in summer?
Sacramento Valley summers are hot and very dry, and that low humidity pulls moisture out of wood framing and subfloor panels. As they lose moisture they shrink slightly, which can open small gaps between the subfloor and the joists and let panels move against their fasteners — so squeaks that were quiet in the damp winter show up in July. Improving crawlspace conditions and re-fastening from below usually settles it; the seasonal swing itself is normal.
