Truckee Conditions That Affect Solid Hardwood

Truckee sits at about 5,980 feet in Nevada County. Summer is the dry season here. Hourly outdoor readings at Truckee Airport averaged 52.8% relative humidity in July across 2022-2024, against 85.3% in December — a seasonal outdoor swing of more than 30 percentage points. NOAA 1991-2020 normals for the Truckee Ranger Station also record a July average high of 83.8°F against a July average low of 41.4°F, a diurnal swing of roughly 42°F. Truckee summers running near 84°F pull indoor humidity down hard whenever the air conditioning is working. Solid hardwood answers that by shrinking, which is what opens seasonal gaps between boards. The fix is not a tighter install — it is acclimating the wood to the house's real conditions before it goes down, and setting expansion space at the walls to match the swing this climate actually produces.

NOAA 1991-2020 normals record a January average low of 16.1°F and average annual snowfall of 206.6 inches, with January (43.6 in.), February (47.9 in.), and December (44.2 in.) the heaviest months. Outdoor relative humidity is at its highest in winter, not its lowest — Truckee Airport hourly readings averaged 82.9% in January across 2022-2024. Winter runs the same cycle in reverse. Solid hardwood is a hygroscopic material: it moves with the seasons for its whole service life, and an install that ignores that is an install that telegraphs every season change through the floor. At roughly 5,980 feet, winter indoor air gets genuinely dry once heating runs, and solid hardwood is the flooring most sensitive to it. NWFA guidance puts the target interior range at about 30–50% relative humidity; homes that sit well below it through the winter will show seasonal gapping no matter how carefully the floor was laid. Subfloor and Foundation Work

Truckee Municipal Code §15.03.150 amends the state footing provisions to require foundations extend a minimum of 18 inches below grade below 7,000 ft elevation and 24 inches at 7,000 ft and above, with interior footings a minimum of 12 inches.

Truckee's 1970s, 1980s, and 1990s stock straddles the shift toward slab-on-grade: new Pacific-division construction ran 89.9% slab in 2024, but that shift is recent. Both foundation types are genuinely in play here, so we confirm on site before specifying anything.

On a slab, solid hardwood is the least forgiving floor there is: it cannot be nailed into concrete, and it responds to vapor drive from below more sharply than anything else we install. Where we're going over slab we test the concrete for moisture first — an in-situ relative humidity test per ASTM F2170 rather than a guess — and where the readings rule out solid wood, we say so and price engineered instead of hoping for the best.

Over a crawlspace, solid hardwood is in its element — plank or plywood subfloors take fasteners well — but only when the crawlspace itself is dry. We check the ground cover, look for standing water and rot at the joist ends, and read the moisture content of the subfloor from below. Cupping in a solid floor is almost always a crawlspace problem that surfaced upstairs.
